OUR SERVICE FOR RESIDENTIAL DEVELOPERS

We offer:

*   Advice on services to be offered in order to provide a good standard of finish for the flats whilst keeping service charges at a reasonable level
*   Advice on design of buildings to ensure charges are kept low.
*   Assistance with setting service charges from plans so that they can be incorporated into the "sales pack"
*   Liaison with sales staff to assist in giving advice about services to potential buyers and new owners
*   Attendance at handover of sites to ensure that the services are at a level where they can be handed over
*   Organisation of inaugural meetings with new owners to feedback leaseholders' comments
*   Collection of ground rents
*   Liaison between developers' solicitors and new lessees
*   Carrying out of the functions below once the block is completed
*   Organise Annual General Meetings and will chair them if necessary
*   Organise a half-yearly meeting to discuss service charges and expenditure-to-date
*   Send out service charge invoices and collect service charges
*   Inspect the property regularly to advise on repairs necessary and the responsibility of those repairs
*   Advise on insurance of the building, review and administration of insurance premium, including claiming from tenant when necessary
*   Arrange for the carrying out of works to common parts
*   Administer any service charge element including apportionment of shared costs such as insurance, shared services, maintenance of common parts
*   Set a budget each year in collaboration with the lessees
*   Maintain and review contracts with maintenance contractors and appoint replacements when necessary

FEES: a flat rate per flat per year which is charged to the lessee. This fee is reduced for properties with ground maintenance only and no communal areas. Please do contact us for further details.
